Under Article 17 of the Regulatory Reform Order 2005, all fire doors must be properly maintained and installed to ensure they perform as intended. Fire doors are legally required in most buildings where people live, work, or access public services, including flats, HMOs, offices, schools, warehouses and commercial premises. The 11-metre rule applies to residential buildings over 11 metres in height; under the Fire Safety (England) Regulations 2022, common-area fire doors must be checked every three months and flat entrance doors at least once a year, with records kept by a competent person.
You can physically hang a door, but it is only a compliant fire door if installed strictly to the manufacturer's instructions, with every component correctly specified, by someone competent and trained. If installed incorrectly, the original fire test evidence is invalid and the door may fail in a real fire.
Since the October 2023 update, properties with three or more storeys must have fire doors fitted, and holiday let escape routes must be lined with fire doors that resist burning for more than 30 minutes. Owners must keep doors maintained and inspected, and give guests clear fire safety guidance.
